RBA lifts the financing benchmark

The Reserve Bank of Australia increased its cash rate target by 25 basis points to 4.60% on 29 September, effective 30 September. The Board cited elevated inflation and rising cost pressures. The decision changes a key benchmark for commercial-property borrowing, although the effect on an individual loan depends on its terms and lender.

The Australian 10-year government-bond yield closed at 5.33% on 2 October, down about 0.04 percentage points from 25 September on the selected historical series. The latest Property Council office-vacancy figures remain for July 2026, and the displayed retail investment volume remains the Q2 2026 report; neither is presented as a new weekly release.

Thornleigh leads the weekly ledger

Prop Weekly's five selected completed, price-disclosed sales totalled $45.08 million for the reporting week ending 2 October. This is a curated sample of reports published during the week, not a measure of national turnover or a claim that every contract exchanged during the week.

The largest was a $12.275 million Guzman y Gomez drive-through freehold in Thornleigh, Sydney, acquired by a private investor with a 20-year lease. A West Gosford automotive dealership facility sold for $10 million, while the vacant 6 Cordelia Street office building in South Brisbane sold to Micah Projects for $9.50 million.

The other selected sales were the $7.50 million Sturt Centre office building in Murray Bridge and the $5.80 million Westpac/St.George property at Campsie. The mix spans fast-food retail, banking retail, office and automotive formats.

Listed property finishes mixed

The ASX 200 A-REIT Index edged down 0.13% in the week to 2 October, according to Property Markets News. Prop Weekly's 11-security ledger now uses 2 October ASX closes against 25 September closes: Mirvac rose 3.79%, Dexus 2.39% and Stockland 2.24%; Arena REIT fell 4.27%, Centuria Office REIT 2.38% and Goodman Group 1.78%. Price changes exclude distributions.

The index move is not a measure of direct-property valuation performance. The spread of security returns shows how differently investors priced individual listed exposures during the rate-decision week.

What to watch

Knight Frank reports that Melbourne CBD office vacancy edged down to 18.9% despite two major new completions, supported by more than 54,800 square metres of annual net absorption. Separately, new AI scenario modelling has focused attention on how productivity, employment and interest-rate paths may influence property demand over time. The office-market report and the selected sales offer different lenses on the sector; neither predicts how the rate rise will affect individual properties.
