Top five disclosed sales total $92.07 million

The five completed transactions selected for this edition totalled $92.07 million. The figure is a curated, price-disclosed sample rather than a measure of total national turnover. The two largest sales accounted for 65.1% of the sample.

Pialba Place Shopping Centre in Hervey Bay led the ledger at $39.9 million. An interstate private syndicate acquired the sub-regional centre after a campaign that generated nine formal offers. The asset occupies a 4.38-hectare freehold site and includes 4,449 square metres of surplus land.

A mixed-use development site at 176 Montague Road in South Brisbane followed at $20 million. The remaining sales were the $13 million BENTINO acquisition in Fortitude Valley, a $10.05 million logistics and agribusiness facility at Wellcamp, and the $9.12 million Eden Academy childcare centre in Clyde.

Median for Top 5 Weekly Sales

Median disclosed value among Prop Weekly's five selected completed sales for each week ending.

Five-week median selected transaction value The median was 12.2 million dollars on 21 August, 38 million on 28 August, 8 million on 4 September, 12.25 million on 11 September and 13 million on 18 September 2026.

For five observations, the median is the third-ranked sale. The 28 August spike reflects that edition's selected sample; this series is not a measure of the national market median.

A-REIT results diverge

The S&P/ASX 200 A-REIT index fell 1.80% over the week, but the broader listed-property results were mixed. Property Markets News reported gains led by Ingenia Communities Group and Abacus Property Group, while Goodman Group and Vicinity Centres were among the larger decliners.

Prop Weekly's selected commercial-property tracker reflected the same split. GPT Group, Charter Hall Group and Dexus finished higher; Goodman, Vicinity, Stockland, Arena REIT, Centuria Office REIT and Mirvac ended lower; Scentre Group and Storage King were unchanged on the selected closing-price basis. These figures exclude distributions and are not total returns.

Australia's 10-year government bond yield closed at 5.32%, down four basis points from 11 September. That modest weekly move does not remove the higher-rate pressure on property valuations and financing, but it provides a more stable comparison than the prior week's sharp rise.

Investment activity remains selective

Knight Frank research reported $14.3 billion of Australian commercial-property transactions in the June quarter, taking first-half activity to just over $23 billion. Industrial and retail assets led the total, while investors increasingly targeted core-plus and value-add strategies.

The week's sales align with that selective demand. Pialba Place combined defensive retail income with surplus land, the Fortitude Valley freehold offered income and longer-term development potential, and the Wellcamp property paired established tenants with low site coverage.

Development and occupier activity continued

Multiplex began construction on SP Setia's $525 million Atlas Melbourne tower, a 72-storey project planned to deliver more than 850 apartments by 2030. Billbergia's $3.2 billion Rhodes Bay concept masterplan also entered public exhibition, proposing 1,720 homes alongside retail, commercial and public open space.

In Melbourne's north, Frasers Property Industrial secured a seven-year pre-lease for a 14,117-square-metre healthcare distribution and office facility at 4Ten Epping. Queensland also launched a portal mapping 617 major projects worth about $174 billion through 2029–30, with projections for workforce and material demand.
